Note: the house has been subjected to excessive smoking and all surfaces will require washing.
Remove curtains and rail where applicable and dispose
Remove hardboard covering to doors and staircase balustrade and dispose
Ceilings - wash down, prepare and paint white - minimum two coats paint - White
Walls - Strip off wallpaper, prepare walls, paint mist and minimum two coats paint - Magnolia
Wood surfaces of doors, frames, skirting, windows and window surrounds and all other wood elements - wash down, strip as necessary, prepare, prime bare surfaces and minimum two coats oil paint - white
Floors - remove all raised nails, screws, staples, secure all boards and leave floors ready for carpet or other floor covering.
Existing Door furniture - thoroughly clean and apply lacquer to brass surfaces.
Remove gas fire and temporary hearth, clean and paint the cast iron fire surround - black
Fit mortice door latch and door furniture to match existing to room entrance door
Re-fix electric socket
Allow to install double socket power outlet (other side of fire place)
Thoroughly wash the plastic patio window inside and out
Remove gas fire and temporary hearth, install air vent and tidy up plaster and fit 2KW electric fire (PC £150)
Fit mortice door latch and door furniture to match existing to room entrance door
Fit barrel bolts to one leaf and turn key to other leaf (see picture 6) of pair of rebated panel doors
Remove existing non-working fluorescent light fitting.
Provide 4 No 50 watt recessed lights (two either side of central beam) (Note: not low wattage lights with a transformer)
Clear rear garden of vegetation and debris (old fence panels etc)
Empty garden shed (there is only a small amount of items in there) and get door working
Re-support leaning fence panels.
Re-fix fence 6'0" high fence panel (close to rear door)
Excavate for and lay paved patio at rear for width of house x 2 Metres deep
External Decoration

Pipes and all other metal elements - wash down, strip as necessary, prepare, prime bare surfaces and minimum two coats paint
Strip out remaining cupboards/units/work tops etc
Allow for providing new sink unit, cooker hood, 2 No standard wall units with work top and space for washing machine (plumbing already in place) electric cooker and tall fridge freezer on left-hand wall and a 2metre long 300mm wide worktop with 2no 300mm deep wall units over on right hand wall
Create an under stair cupboard by constructing an internal wall at junction with kitchen and breaking through under stairs wall in the lower hall and installing angled frame and door with cupboard latch - all fully painted and finished complete. Allow for installing timber plywood floor
Re-plaster ceiling and small ceiling wall junction where damaged.
Provide new light fitting to kitchen
Provide lights under wall units
Provide wall tiling (cream colour) between worktop and underside of wall units
Provide electric supply for both fridge/freezer and the washing machine
Provide 4 No double socket power outlets -2 No on each side of kitchen
Relocate electrical cooker point to opposite wall
Provide new external door lock/latch and 2 No barrel bolts
Provide ceramic tiled floor - light buff colour
Leave gas pipes in place
Provide new H&C supply and waste outlet to the washing machine point.
Generally tidy up the room and leave in sound condition
Remove board from window and reinstate gauze covering
Provide additional wide shelf on existing battens at waist level
Paint all wall ceiling and timber surfaces - white
External Decoration

Cut out and renew or "windowcare" repair to front window cill
Replace old house number fitting (client supplied)
Remove and clear away low wall
In conjunction with next door neighbour remove the old gate and posts
Take up existing crazy paving, add as required and relay on appropriate foundation to form car hard standing over whole of front garden area all laid to falls and to neatly abut with neighbour's hard standing
Paint stairs as previously described (Note there are lots of screw holes from an old removed stair lift)
Varnish polished hand rail including at upper hall
Provide new coat hooks (4 No) to existing batten in lower hall
Remove roll mop hand rail at top of stairs
Bathroom - Pictures 25 - 26
Strip out bath, basin, WC and cistern and all other fittings.
Employ a corgi engineer to remove the existing (non-working) gas water heater and to install a combi boiler in same location (may require an new balanced flue hole through the wall). Install all necessary pipe work and electrical supplies to provide a hot water service to bath, basin and shower in the bathroom and sink and washing machine in kitchen and a radiator heating system to the bathroom (heated towel rail), three bedrooms, two downstairs rooms and kitchen (Note: not the hall or stairs)
Remove existing sliding door complete, adapt door frame and install a four panelled door to match existing complete with latch, matching door handles and bolts
Provide a new bath, cupboard & basin, WC and cistern complete with all taps, fittings and the like. It is a tight space for the WC, cistern and cupboard & basin and may require the WC to be repositioned and turned 90o requiring a new outlet position and connection to the cast iron soil pipe outside
Provide new Myson or similar thermostatic shower complete with all fittings (position at the opposite end from the boiler).
Allow for boxing in the new boiler and pipes (with access panels/doors) and for boxing in around the bath and a new bath panel
Provide new sealed light fitting in place of existing
Install new ceramic tile floor on plywood - cream coloured
Install a shaver point adjacent to the basin
Allow for small bathroom cabinet
Strip out built-in cupboard and make good plaster walls
Remove board over old fire position, build up wall, plaster and fit air vent and extend skirting to match existing.
Allow for removing old electric clock point from power socket outlet
Allow for removing temporary cabling and power socket outlet
Allow to install additional double socket power outlet.
Strip off wallpaper, clear way debris, clean and paint the cast iron fire surround - black
Allow for removing temporary cabling and power socket outlet
Allow to install additional double socket power outlet.
Allow for washing and decorating attic hatch
Allow for removing hardboard covering to balusters
Allow for removing temporary cabling and power socket outlet
Allow to install additional double socket power outlet
Prior to decoration allow for removing "fablon" covering to the surface of the box (see picture 34)
Existing electric light pendants in downstairs front room, three bedrooms, upper and lower halls - clean
Ensure all lights are fitted with low energy bulbs and fully work
Clean all existing light switches and power socket outlets
The existing electrical installation is aged but works OK. It is not intended that the property be re-wired.
Much of the existing will be stripped out as part of the bathroom and kitchen alterations.
The cold-water tank in the attic should be inspected
The existing paint, particularly the external paint, may have been paint containing lead
